By using FlipPackage ("the Service"), operated by Flip Capital Card, LLC ("we," "us," or "the Company"), you agree to the following terms and conditions. If you do not agree, do not use the Service.

1. Nature of the Service

FlipPackage is an informational document preparation tool. It generates formatted PDF documents based on data you provide. FlipPackage is not a licensed mortgage broker, loan originator, real estate appraiser, financial advisor, or legal service. The documents generated are not regulated financial forms and do not constitute:

• A loan application, commitment, or pre-approval
• A Uniform Residential Loan Application (Form 1003) or any government-mandated form
• A property appraisal, Broker Price Opinion (BPO), or certified valuation
• A Comparative Market Analysis (CMA) prepared by a licensed agent
• Financial, investment, tax, or legal advice of any kind
• A guarantee of loan approval or funding

2. Disclaimer — Not Financial Advice

FlipPackage does not provide financial advice, investment advice, legal advice, tax advice, or any other professional advice. The documents and data generated by the Service are for informational and organizational purposes only. Nothing provided by FlipPackage should be construed as a recommendation to buy, sell, or hold any property, or to apply for or accept any loan or financing.

You should consult with qualified professionals — including licensed real estate agents, attorneys, accountants, and financial advisors — before making any investment or financing decisions. Use of this Service is at your own risk.

3. User Responsibility for Accuracy

You are solely responsible for the accuracy, completeness, and truthfulness of all information you provide. This includes but is not limited to: property details, purchase price, after-repair value (ARV), renovation scope and costs, borrower experience, contractor information, cash reserves, and all other data entered into the Service.

You acknowledge that:

• You will verify all information before submitting it to any lender
• Submitting false, misleading, or inaccurate information to a lender may constitute fraud and is a violation of federal and state laws
• We do not verify, validate, or guarantee the accuracy of any data you enter
• We are not responsible for any consequences arising from inaccurate, incomplete, or fraudulent information you provide
• It is your responsibility to ensure all representations made to lenders are truthful and accurate

4. Comparable Sales & Cost Estimates

The Service may provide comparable sales data and renovation cost estimates for informational purposes. These are automated estimates based on publicly available data and general market averages. They are:

• Not certified appraisals or BPOs
• Not prepared by licensed appraisers or real estate agents
• Not guaranteed to be accurate, current, or complete
• Provided as rough estimates only — you must independently verify all values
• Not a substitute for a professional property appraisal or contractor bid

Renovation cost estimates are general approximations and may not reflect actual contractor pricing in your specific market, property condition, or scope of work. You should obtain independent contractor bids before committing to any renovation budget.

5. No Guarantee of Results

We make no guarantee that using FlipPackage will result in loan approval, favorable loan terms, or any particular outcome with any lender. Lending decisions are made solely by lenders based on their own underwriting criteria, and we have no control over or involvement in those decisions.

6. No Lender Relationship

FlipPackage has no affiliation, partnership, or relationship with any hard money lender, private lender, bank, or financial institution. We do not submit applications to lenders on your behalf. You are responsible for submitting your package to lenders of your choosing.

7. Limitation of Liability

To the maximum extent permitted by law, Flip Capital Card, LLC and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to:

• Loss of profits, revenue, or business opportunities
• Loan denial or unfavorable loan terms
• Reliance on comparable sales data or cost estimates provided by the Service
• Any damages arising from inaccurate information provided by the user
• Any damages arising from the use or inability to use the generated documents

Our total liability for any claim arising from the Service shall not exceed the amount you paid for the specific package in question.

8. Indemnification

You agree to indemnify and hold harmless Flip Capital Card, LLC from any claims, damages, losses, liabilities, and expenses (including attorney fees) arising from: (a) your use of the Service; (b) any information you provide through the Service; (c) your submission of generated documents to any third party; or (d) your violation of these Terms.

9. Refund Policy

We offer a full refund if you are not satisfied with your package. Refund requests must be made within 30 days of purchase. Contact us at the email below to request a refund.

10. Intellectual Property

The FlipPackage brand, website design, and document templates are the property of Flip Capital Card, LLC. You are granted a license to use generated documents for your personal and business use in applying for loans. You may not resell, redistribute, or white-label the documents or the Service.

11. Privacy

We collect the information you provide (property details, financial data, borrower information) solely to generate your loan package. We do not sell your data to third parties. We do not store your information beyond what is necessary to deliver your package. Payment processing is handled by Stripe and subject to their privacy policy.

12. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Delaware, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Delaware.

13. Changes to Terms

We reserve the right to modify these Terms at any time. Changes are effective upon posting to this page. Your continued use of the Service after changes constitutes acceptance of the updated Terms.
